Need a Home Loan? Know the Documents Required

When availing a home loan, one needs to submit several documents to the lender for verification. While exact requirements tend to differ from one financial institution to another, a set of documents remain common in India regardless. Before submitting a home loan application, ensure that you check all necessary documents and attach them with the form.

Here are some of the documents required for a home loan –

  • Identity proof (any one) – PAN card, Aadhaar card, Passport, Voter ID card, driving license, etc.
  • Address proof (any one) – Aadhaar card, Voter’s ID, Passport, driving license, utility bills, etc.
  • Age proof – Anyone of the above carrying an individual’s date of birth.
  • Income documents – Payslips, Form 16, IT returns, balance sheet, and profit & loss statement (for business owners).
  • Documents of the property you wish to purchase – NOC from a builder, registered sale deed, property tax receipts, utility bills, approved building floor plan, advance payment receipts, etc.

Keep in mind that it is just an indicative list of the documents required for a home loan. If one avails the said advance with a co-applicant, he/she will need to provide additional identity, income, and residential proof of the second applicant as well.

Moreover, each lender follows unique policies when it comes to home loans. Based on such practices, the necessary documents to avail such credit can also differ. One must check these necessities before initiating a loan application process.

Arranging these documents may take a while, which is why gaining necessary information regarding such matters can help simplify the entire loan availing process.
